In order to put an end to illegal vacation rentals, seasonal rentals and room rentals, a Spain-wide standard register (Registro Único) for short-term rentals has been in place since 02.01.2025. From July 1, landlords of vacation, seasonal and room accommodation are obliged to provide a registration number for the property to be rented out in order to be able to offer their accommodation on digital platforms.
This regulation affects landlords who offer short-term accommodation rentals via online platforms in return for an economic remuneration. It should be noted that this also affects accommodation rentals on ships and boats. Landlords can obtain this registration number by registering with the Association of Spanish Registrars (Colegio de Registradores) or the land registry offices, which must be applied for every twelve months. In addition, landlords are obliged to report any changes to the rented property or to the conditions of the rental and to report the actual rental on an annual basis.
In addition to the registration of legal vacation homes required in Mallorca, Menorca, Ibiza and Formentera, the Spanish registration number must also be applied for with the introduction of the Spanish-wide standard register.
From July 1, online booking platforms are obliged to ensure that landlords visibly state their registration number in the advertisements. On the other hand, the online booking platforms are obliged to randomly and regularly check the accuracy of the information provided by landlords and to enter it in the online system "Ventanilla Única Digital de Arrendamientos".
We therefore recommend that landlords of vacation, seasonal and room accommodations apply for a registration number in good time, before July 1, and visibly display it on the online booking platforms.
