These include applying for the so-called "Número de Identificación de Extranjero" (N.I.E. for short), a Spanish tax number, which is a prerequisite for buying property. Without this number, you cannot acquire property on Spanish soil.

Fortunately, the application process is straightforward. You can apply for the N.I.E either at Spanish consulates in Germany or directly on Mallorca. While you often receive the number within a day on the island, it can take up to 2-3 weeks in Germany.

We also recommend setting up a Spanish bank account when buying a house. In Mallorca, the purchase price is usually handed over during the notary appointment by bank check - ideally issued by a Spanish bank to ensure the process runs smoothly.
